How Much Does It Cost to Build a Garage in Alberta?

Garage costs vary widely based on size, whether it’s attached or detached, and how it’s finished. Here are rough ranges for Alberta:

Attached garages are convenient — direct access to the house, easier to heat, and they tend to add more to home resale value. However, they require more careful planning around setbacks and fire separation requirements.

Detached garages give you more flexibility on placement and are often simpler to permit. They’re also preferred if you plan to use the space as a workshop, since noise and fumes stay away from the living area.

Do You Need a Permit to Build a Garage in Alberta?

Yes — almost always. In Alberta, any new garage requires a building permit, and in most municipalities, a development permit as well. The development permit ensures the structure fits within your lot’s zoning rules (setbacks, lot coverage, height limits). The building permit ensures the construction meets the Alberta Building Code.

Common things that get flagged without proper planning:

  • Garage too close to the property line
  • Lot coverage exceeding municipal limits
  • Insufficient fire separation on attached garages

What About the Concrete Slab?

The slab is the foundation of everything — literally. In Alberta, you need to account for frost depth, proper drainage, and adequate thickness for vehicle loads.

A standard residential garage slab is typically 4 inches thick with wire mesh or rebar reinforcement. If you plan to park heavy trucks or use the space for equipment storage, we’d recommend 5–6 inches with rebar.

Proper grading around the slab is just as important — without it, water drains toward your foundation instead of away from it.

Should I Insulate and Heat My Garage?

In Alberta, the answer is almost always yes — especially if you plan to do any work in the space during the winter, or if you’re parking vehicles you care about.

A well-insulated, heated garage:

  • Protects vehicles from extreme cold (easier starts, longer battery life, no frozen locks)
  • Creates a usable workspace year-round
  • Keeps pipes from freezing if your garage has plumbing
  • Adds meaningful value to the property

Insulating at build time is far cheaper than retrofitting later.

How Long Does It Take to Build a Garage?

From permit approval to completion, expect roughly 4–8 weeks for a standard detached garage. The permit process itself typically takes 2–4 weeks. Construction on a double garage usually takes 1–2 weeks of active build time, weather permitting.
